Find the cause, then patch.

A ceiling stain or crack is usually the end of a story: a leak above, a seam letting go, a house settling. Patch it without the cause and it comes back.

On the list

Ceiling Repair
  • Hairline and spiderweb cracks, and seams where the tape has let go
  • Holes from old fixtures, anchors and access cuts
  • Water-stained patches, once the leak above is fixed
  • Orange-peel, knockdown and popcorn texture matched to the rest
  • Room protection, cleanup and a walkthrough before you pay

If a ceiling is sagging or the drywall feels soft, keep people out from under it and send us a photo first.

Is the crack a warning sign?

Most are not. Hairline or spiderweb cracks under 1/8 inch are typically cosmetic, and a straight crack along a seam is usually tape letting go. Look closer before patching if a crack is wider than 1/8 inch, runs from the ceiling down the wall, is long and V or stair shaped, sits on a sagging or bowed ceiling, or is discolored with soft drywall around it. Those point to something bigger. Our ceiling repair cost guide covers each one.

Water stains

Fix the source first: a roof leak, a bathroom above, a pipe or the attic. Once it is dry and fixed, we cut out or seal the stained area, patch, match the texture and leave it ready for paint. Tell us whether the leak has been fixed when you send the photos.

Textured and popcorn ceilings

On a flat ceiling a patch only has to be smooth. On orange-peel, knockdown or popcorn it has to match, and the match takes the time. In homes built before 1970, popcorn texture may contain asbestos, so have a sample tested before anyone scrapes, sands or cuts into it.

What to send

  • A close-up of the damage and a wider photo of the ceiling around it
  • Smooth, textured or popcorn
  • Whether there was a leak, and whether it is fixed
  • The property city
How much does ceiling repair cost in San Jose?

Ceiling patching starts at $145 with Tru Service, confirmed from your photos before any work starts. Our cost guide covers typical San Jose ranges by job.

Can you match a popcorn or textured ceiling?

Yes. We match orange-peel, knockdown and popcorn texture as closely as the ceiling allows, and agree the finish with you before work starts. For popcorn in a home built before 1970, have it tested for asbestos first.

Do you fix water-damaged ceilings?

Yes, once the leak is fixed. We cut out or seal the stained area, patch, match the texture and leave it ready for paint.

Do you repair plaster ceilings?

Yes. See plaster repair; older Willow Glen and Rose Garden homes often have plaster ceilings.
